I suppose the only advantage of new builds is not being on a chain as developers expect to exchange and complete within the specified time agreed on the contract. Buying homes on the secondary market can be stressful if there is a chain and also if during conveyancing structural problems arise. On the whole Berkeley home is a good developer and has won many home builder awards. Buyers can goggle customer reviews and comments on all home builders.

Agreed 100% these are exactly the reasons why we didn't buy new houses. Also the ceiling level of new houses are lower and the soundproofing between rooms is worse because the walls are built of thin plasterboards not bricks!! You can hear each other as if there were no walls😂

Thank you for sharing. Agreed with a lot of what you said! I bought a second hand in the end too after viewing on and off for 3 years (partly due to uncertainty following brexit vote back in 2016) of various places. Mainly focussed on zone 2 to 3 in London back then. A lot of the new builds were nice and new but a lot of those flats fell under the help to buy scheme. With the subsidy scheme, a lot of people were able to get on the ladder with a small deposit and hence the real price was seriously inflated by the developers. in the same area, second hand places were not that bad in conditions and they are like £100k lower in price. So yes, you are expecting a loss in property price in the few years following your purchase of a new build and I thought its such a bad deal. Another problem with those new builds is that the management companies charge ridiculously ground rent and service charge. Especially those properties in Canary Wharf well advertised overseas, a friend of mine bought a one bed new build there. The service charge was over £4000 a year plus £300+ ground rent per year. for a one bed flat! it is crazy. they now can't sell the flat easily either as there is the cladding additional survey needed following the Grenfell fire. I'd be so furious if i got locked down with such high costs forever.

hi guys I am a very experienced more than 35 years of international architectural design consultancy and you are correct in many ways in comparing the new / existing buildings... I had witnessed many cases of building settlement and if you are lucky, it is only the external area and the developer / contractor build a few steps for you. However, settlement is going to dip further in the future years, are you ready for it ? The worst scenario is the house has a 2 floor big foot print as it has garage etc, and the left / right are titling and there is no remedy unless you use injection method to increase the strength of the soil/ support of the substructure / slab foundation. So....Watch out, guys, only buy from reputable developer and contractor and consultant if you don't want to face many years of pain.

True. Mostly young couples go for new built. Anyone who already owned a house and looking for upgrades will not consider new built because the rooms are some, garden is tiny.

我哋喺west midland買二手non onward chain town house,近期準備exchange contract,但seller遲遲唔process,由accepted offer至今雖然只係3個半月,但所有文件由律師樓同council已經準備好哂 就只係seller無原因地唔肯exchange contract,要我哋一直涯貴租等了又等,有無人可以解答吓個迷思?
